By virtue of a WRIT OF SEIZURE AND SALE to me directed, from the Honorable Sixth Judicial District Court for the Parish of Madison, aforesaid, in the above entitled cause, I will proceed to sell, at public auction, at the principal front door of the Courthouse in the City of Tallulah, in Madison Parish, Louisiana, on WEDNESDAY, the 18TH day of FEBRUARY 2026, between the hours prescribed by law, beginning at 10:00 a.m., the following described property seized in the above suit:
A 10.00 acre tract of land located in fractional Section Nine (9) of Township Sixteen (16) North, Range Twelve (12) East. Said tract of land is adjacent to and Southwest of Southwest Line of Medlin 40.00 acre tract as shown on plat of survey made by Tom Gaumnitz dated April 8, 1965, and is in Madison Parish Louisiana, and is more particularly described as follows: Commencing at a point locating the intersection of the approximate centerline of Old Highway No. 65 (abandoned) with the Southwest line of 40.00 acre Medlin tract and run thence along said Southwest line of Medlin tract N. 38° 11' 24" W., 30.00 feet to the Point of Beginning thence S. 51° 38′ 16" W., 560.20 feet to a point; thence N. 38° 11′ 24′′ W., 784,97 feet to a point (said point is N. 54° 28' 51” E., 4,846.05 feet from the Northwest corner of Section 9); thence along a line of common possession between Adams and Lyn W. Goss Spendthrift Trust (being the approximate Northwest line of Section 9, N. 53° 08′ 56′′ E., 560.35 feet to a point; thence S. 38° 11' 24" E., 770.19 feet to the Point of Beginning.
LESS AND EXCEPT:
A certain tract of parcel of land containing 3.52 acres, more or less, situated in Section Nine (9), Township Sixteen (16) North, Range Twelve (12) East, Madison Parish, Louisiana, being more particularly described as follows: COMMENCING at a found railroad spike, point locating the intersection of the centerline of Verhagen Road (Old Highway 65) with the Southwest line of 40.00 acre Medlin tract as shown on plat of survey made by Tom Gaumnitz, dated April 8, 1965, run N. 38° 11' 10" W. along the Southwest line of said Medlin Tract, a distance of 30.05 feet to a found one inch iron pipe and the POINT OF BEGINNING (1) Thence run S. 51° 34' 38” W. a distance of 173.92 feet to a set 5/8" rebar. (2) Thence run N. 44° 44' 25" W. a distance of 282.82 feet to a set 5/8” rebar. (3) Thence run N. 37° 53′ 41′′ W. a distance of 81,00 feet to a set 5/8” rebar. (4) Thence run N. 44° 02′ 33” W. a distance of 412.53 feet to a set 5/8” rebar. (5) Thence run N. 53° 33' 45" E. a distance of 233.24 feet to a set 5/8” rebar. (6) Thence run S. 38° 10' 10" E. a distance of 765.81 feet back to the POINT OF BEGINNING; subject to restrictions, servitudes, rights-of-way and outstanding mineral rights of record affecting the property.
